Poor Mr. Greelving has been thrown out of his mansion by some restless spirits. The only way for him to reclaim his home is for a brave adventurer to go in there and excercise the place. Who ya gonna call? Well...you, of course.
Run west-ish from Lytlethorpe to reach the mansion. It's a bit of a run. You
can shorten this a bit by taking the Osric Cottages Portal at 2.2n, 42.9e.
Talk to Frest.
Frest Greelving tells you, "Traveller, please! I wonder if I may call on you to help me? An unnamed evil permeates my mansion. I cannot go back in there! There are some objects of sentimental value I wish to have retrieved from my house. I will reward you if you do."
Frest Greelving gives you Journal of Frest Greelving.
Frest Greelving tells you, "I shall give you a copy of my journal in which I have recorded the growing horror within that house. It also lists the items I would appreciate you retrieving for me. Also, if you should discover any clues of what is causing this horror, please bring them to me."

After talking to Frest (6n, 43.7e), he'll give you a book. This is a bit of a read, but inside it tells you which items Frest wants back from the chests inside his house: his Puffy Shirt, Emerald and Platter.
The three chests are scattered throughout the mansion. The first chest contains the emerald. It is on the first floor in one of the small rooms in the South West corner. Use the bracket keys ([&]) to locate it.
The next item is upstairs from the first in the North West corner of the top floor (the west tower). On the way up you'll come across a couple of Usurin Rugs that have come to life. Fight your way past them to the next floor up. Here you'll find some Undead and some Skeleton Captains. Clear them out and get the shirt out of the chest in the corner.
For the final item you want to go over to the East tower. At the top is a Zombie guarding the final chest. This is no ordinary Zombie, though. He's level 55 and can hurl some nasty spells. Kill the Zombie and get the platter out of the chest. Make sure you loot the Zombies corpse. It has a parchment on it that you'll need in a little bit. You'll want to get out of this room fast. The Zombie respawns quickly.
Now take some time to explore the rest of the mansion. Turn out the lights and have fun. The developers did a great job putting this together. There are Apparitions wandering the halls, a flaming throne with a floating skull above it, a room with dishes flying around it. Take a minute or two to watch the bloody face erupt from the Scribe painting. If you avoid the rooms with the monsters in them, you can explore in relative safety.
When you're done looking around, go back outside and give Frest his stuff.

Frest Greelving tells you, "Alas, it appears my gripe is with the Arcanum builders who constructed the mansion here. This ground is cursed and perhaps should not be inhabited. Yet, perhaps you may be able to do something to stop the horror that grips this place. I understand now that it comes from beneath the mansion. There is... something... down there. If you can eliminate this terror I would reward you."
Frest Greelving tells you, "I now give you permission to enter my mansion dungeon. Here is the key to the chamber where the portal is, you already know why I secured it. Take good care."

Time for your final foray into the mansion. This time you're heading for the basement. If you're familiar with the layout of a typical Monarchy mansion, then you should know the way.
When you get to the cell area of the mansion, you'll have to fight your way past some more Skeleton Warriors and Captains. In front of each cell is a trigger plate that opens one of the cell doors, releasing the skeletons. Smash them to bits and use the key on the door.
To use the portal to the dungeon, you have to double-click it just like a player-summoned portal.
In the dungeon you want to head for the North West room. You'll find a section of the wall has been broken through and there is a tunnel leading down into the earth. Take this. The fine folks at ACMaps have drawn a nice map for this dungeon. You'll find it here.
You'll encounter more Skeletons and Undead down here including: Udead, Zombies, Lichs, Skeleton Warriors and Skeleton Captains.
When you get to the frozen portion of the dungeon you'll want to take the left fork first. This eventually leads to another level 55 Zombie. He drops an item called the Staff of Nullification. Take this with you to the bottom.
Now go back to the fork and take the right one. You'll have to fight your way past some more dead things. There's a spot where it seems as if your heading back to the top. keep going forward and it will go back down again.
When you come to a Wraith Skeleton, you're in the right place. Kill all the undead in this room and then go after the Dark Sarcophagus, a level 666 unique creature/thing, with the Staff of Nullification.
All you're required to do to complete this quest is score a critical hit on the chest. However, if you buff the staff first, you can kill the Sarcophagus. It casts some mild debuffs and drains, but is a fairly easy opponent for it's level.

As a side note, you can kill the Sarcophagus with any flaming melee weapon. Ranged weapons can't hit the Sarcophagus.
Head back to the surface and have another chat with Frest.
